Yoel Gruber
President/Founder
When founding NY Developers and Management Inc. in 2005, company president, Yoel Gruber brought to NYDM a distinguished and broad ranging career in the field. In addition to Yoel's unparalleled proficiency and technical expertise, his business approach of exceeding clients' expectations has been the key to NYDM's quick rise to the top.

A veteran local construction expert, Yoel has built the company around the city's unique variables in construction management and design/build services – a unique asset to every facet of a client's project.

Mr. Gruber's construction expertise as well as his dedication, focus and passion for his work make up the key components of the NYDM corporate philosophy.

The passion for excellence he instilled into the comprehensive corporate structure continues to drive the company in its operations, goals, benchmarks, and expansion to an ever-growing, satisfied client base.

Yaakov Karmel
Chief Operations Manager
As Chief Operations Manager, Yaakov brings to NYDM a distinguished career of project management experience both on the field and in the office, as well as an extensive work history in construction oversight at the corporate level.

In his previous capacities, Mr. Karmel has managed the development and construction of millions of SF of residential, commercial and industrial projects, overseeing all aspects, including bidding, contract negotiation, purchasing, and site development oversight, thru closing and beyond.

As Operations Manager of NYDM, Yaakov works closely with the company President, the executive staff and the general management team to ensure optimum execution of the project's strategic goals and objectives.

His corporate responsibilities include oversight leadership in marketing and business development, operations, professional services and financial performance of the firm relating to all divisions and offices.

Yaakov's skill at infusing the company's internal management with cutting-edge leadership, advanced business development and optimum visibility has been a key component in NYDM's remarkable growth and expansion. In addition, Mr. Karmel's leadership has fostered an environment of accountability, excellence, collaboration, and innovation among the staff while maintaining the company's core commitment to fiscal responsibility.

Yuriy Shvartsman
Senior Estimator
As Senior Estimator at NYDM, Yuriy Shvartsman puts the full weight of more than 30 years of professional estimating experience at our clients' disposal. Yuriy's detailed takeoff expertise ensures proper compilation and integration of all pertinent project data, resulting in consistently accurate and true-to-budget rendering of lump sum, unit rate and cost-plus detailed estimates.

Yuriy's longstanding experience in conceptual estimating, cost analysis, and estimate coordination provide the basis for proper development of discipline and multidiscipline material takeoffs (MTO), evaluation of construction labor rates, and assessment of subcontract cost estimates and proposals.

Leading our estimating team, Yuriy's responsibilities include preparation of detailed productivity analyses of cost estimates; identifying contingency factors; escalation(s) and reconciliation(s) for estimates; comparisons of scope; management presentations as well as the development of an estimate basis. Yuriy then personally reviews all process designs and engineering specs for cost effectiveness, formulating alternative recommendations where applicable.

Mr. Shvartsman's credentials include an unparalleled competence in reading, interpreting and analyzing engineering specifications, process design drawings (PFD\'s, P&ID\'s, Equipment Data Sheets, etc.) and contracts.

Joseph Dris
Project Manager
Controls Engineer
As a licensed Civil Engineer, Joseph Dris's 10 years of experience, as well as his extensive expertise in budget preparation and project cost estimation, are essential components in the effective planning and execution of NYDM's broad range of development projects.

Joseph provides oversight to capital and maintenance programs through detailed scope, cost, and schedule management.

The success of our management team in providing optimum cost and schedule management is a tribute to Joseph's longstanding expertise in reviewing project cost estimates, developing project cash flow schedules, maintaining and updating project status reports, work breakdown structures and fund allocation.

Working in tandem with the project manager, Joseph oversees the coordination of project funding updates and transfers with finance staff, as well as the preparation of issue papers.

Joseph's exceptional organizational and multitasking skills are evident in the continuous evaluation of the project progress, ensuring fidelity to the project's goals and objectives and the implementation of contingencies as necessary.

Reena Sehgal
Project Planner/Scheduler
Reena Sehgal's agility and resourcefulness are unique assets to her position as NYDM's lead Project Planner and Scheduler.

Mrs. Seghal is charged with the role of professional plan and schedule preparation. Utilizing the industry's leading Primavera P6 scheduling software, Reena oversees the creation and development of project baselines, detailed work breakdown structures, analysis of critical path, risk mitigation, resource management and mitigation of project delays.

Her responsibilities includethe establishment of sequence and lead times for each operation, a skill highly enhanced by Reena's mastery of the most current and up-to-date software, optimizing steady adherence to the master schedule.

This software allows Rena and her team to keep clients steadily updated on project progress, as well as analyze production specs and construction data and perform mathematical calculations to determine material, tools, and human resource requirements for the schedule. Reena utilizes the software's advanced capabilities to chart detailed sequences of installation and operations which provide steady guidance to the entire team of construction management workers.

Reena holds a B.A. in economics and a M.A. in Public Administration.

Arye Perl
Project Manager
Before coming to NYDM, Aryeh spent years in the field, collaborating with leading architects and specialty engineers in all phases of design and construction planning.

In his various managerial capacities, Mr. Perl planned, managed, and provided leadership for a host of prestigious firms, acquiring a well-earned track record for delivering challenging projects, on-schedule and under budget.

As a licensed Site Superintendent, Arye's intimate familiarity with NYC DOB filings and requirements is an added bonus for local city projects, as is his meticulous obsession for quality controls, safety, daily recordkeeping and log maintenance.

Arye's seamless integration of technology, engineering, and construction expertiseis manifestedin hisoptimum execution of comprehensive and clearly budgeted construction schedules.
